Livonia Street was once the site of seven Georgian terraces that were home to a community of master craftsmen, including painters, plasterers and carpenters. Francesco Bartolozzi, celebrated Florentine engraver to George III, lived at number one. With The Printmaker, this spirit of craft and artistry lives on in London’s famed creative quarter
Acquired in August 2024, the building is being transformed by a project team led by Sterling, in collaboration with Page Architects. Significant structural enhancements and extensions will expand the building to 18,200 sq ft, with best-in-class offices ranging from 2,000 to 4,000 sq ft.
Fully fitted and furnished, these progressive workspaces will include high-specification facilities, such as bicycle storage and shower rooms, designed around modern life. A mural in the connecting underpass, commissioned through an artist competition, will nod to the street’s creative past.
Tucked away on a quiet side street, The Printmaker exudes a rare sense of calm in the heart of Soho. Surrounded by capital’s art, fashion, publishing and media institutions, this is a distinguished address for the most discerning businesses, where seclusion meets inspiration.
Every detail of The Printmaker has been carefully chosen to bring a sense of calm luxury to the existing 1960s building. A beautifully designed reception, featuring a terrazzo floor and a bespoke, Italian-tiled desk, sets the tone, while a rich terracotta colour palette pays homage to Bartolozzi’s famous prints. Throughout, the interiors blend craft and quality, echoing the street’s artistic legacy. Premium amenities, private terraces and a communal rooftop lounge balance a home-like feel with the subtle spirit of a members’ club to offer more than a workspace. Livonia Street is due to be completed in late 2026.
